The smallest of the three bedrooms, currently in use as my Office (as pics), big enough for a Single Bed or Bunk Beds and possibly other small pieces of furniture too? Complete with wall mounted CH Radiator.

The Loft
There is a Hatch into the Loft Space, and it has a Sliding Ladder, plus a Light & Power Point(s) fitted! Again – the space comes in handy for additional storage.
Not fully boarded, but there are two main areas – plus, there are also loose boards (plywood) that you can place wherever you need to – on a whim!

The Gardens
To the Front is mostly laid to Lawn, with a border & paving.
To the Rear is a (mostly) Walled Private Garden with a large raised paved patio area, plus a reasonably sized Lawn area, again with a border. 

Other
The Combi Boiler is wall mounted and has just (Feb 2025) been Serviced, also – the Gas Hob & Boiler have recently had a Gas Safety Inspection Certificate issued.
(I thought it was required for the EPC – but apparently not, anyway – it’s all done!)
